Be wary of an agent who claims to charge based on Percentage rates or simply 'over quote' the likely sale price, just to gain business - It's not in your interest.

What if my property doesn’t sell, or if my contract falls through? Will I still have to pay the agent? If your home doesn’t sell, or if you are unable to get a contract and financing on the house you want to buy, then usually the Marketing budget agreed upon is payable plus and administration fee.

 

How will my home be marketed? Seller Pays - There are many avenues for advertising real estate. Traditionally, agents put ads in the newspaper, or signs in the yard. However, some of the better agents use cutting-edge technology and marketing techniques to reach prospective buyers. Some of these include attractive, glossy brochures, quality photographs. The more services the agent offers, the more likely your property will sell for a good price but remember these services are third party services usually and they will incur costs based on size and regularity etc. And, if you are a buyer, you will have an easier time finding just the right property for you.

 You may have to interview several real estate agents before making your decision. In addition to experience, real estate agents need to offer good service. Have a preliminary discussion with the real estate agent to find out what skills, how much experience they have, can they do any more than just open a property and wait?
