Values and Ethics of Old Fashioned Politeness and Service - the way you would come to expect
We acknowledge that the very value of your property should be carefully maintained. Its not uncommon for people to think all agents are the same. When it comes time to sell your property, most property sellers may get two or three agents over for some quotes, usually from franchised agency staff.
Logic says, that the one which can quote the highest expected selling price for your property, and charge you the least – you’d expect from this analogy to come out with more - regardless on how long they have been in the industry (they may also be trainees)
Over Quoting - all agents know of the practice placed on a selling price. It runs ramped throughout the real estate industry. To persuade you further they may even lower their fee to gain your confidence further.
You see little or no skill level, to over quote - its easy, anyone can do that. You could be forgiven by this choice, but who is going to replace the untapped highest possible price, after? It could be in the tens of thousands of dollars $$$$ quite easily!
Legislation has been introduced to try and stamp out this long running practice – But has it?
Franchise real estate agencies collectively focus on volume sized advertising to gain a public perception of their franchisee offices which are all usually independently owned anyway. The perception comes at through marketing, and a sponsored price paid by current and past property sellers through their advertising campaigns.
It takes a lot more time and effort to attain a very high degree of expertise and standard, and frankly that's why most wont do it - its too hard.
